Paul Garner has experience structuring and executing investments at various areas within the capital stack for nearly every type of execution - Opportunistic and Transitional Bridge Debt, Subordinate Debt, JV Equity, and Permanent Debt for Multifamily, Commercial, and Mixed-Use properties, nationwide.
Paul’s experience in capitalizing Build-for-Rent and Single-Family-Rental projects at various stages in the development cycle encourages sponsors to engage W&D South Florida when seeking competitive, bespoke capital solutions and strong representation. Paul's coverage is national, but is primarily focused within the Southeastern and Sun Belt regions.
Paul joined W&D with more than ten years of Wall Street experience, initially working for Keybanc Capital Markets (NY) in Institutional Sales & Trading. In 2011, Paul joined CCRE (NY) and worked in the company's CMBS division. Immediately prior to W&D, upon relocating from NY to Miami, Paul played a pivotal role in launching Miami-Based 3650 REIT, heading originations in the Southeast region (Opportunistic and Balance Sheet lending). Paul has executed in excess of $1.25 billion in CRE transactions throughout his career.
Mr. Garner received a bachelor’s degree in finance from Louisiana State University and a master’s degree in finance from Tulane University, where he graduated magna cum laude. He is currently an active member of several industry associations, including the Urban Land Institute (ULI), Mortgage Bankers Association (MBA), and National Multifamily Housing Council (NMHC).
